Do you meet in person during the listing process?

No. I specialize in providing full-service listings completely remotely. Everything is done virtually, photos, documents, showings, negotiations,  without the need to meet face-to-face. It’s efficient, professional, and designed for your convenience.

 

What’s included in your full-service listing?
Everything you need: professional photography, yard sign, lockbox installation, showing coordination, marketing, and expert support through closing — all handled for you.

 

Is there a minimum commission?
Yes. While we charge 1% at closing, there is a $3,500 minimum total commission, which includes the $500 upfront listing fee and the remainder due at closing. This ensures we can provide high-quality service regardless of your home’s price point.

 

Are there any hidden fees beyond the $500 listing fee and 1% at closing?
No. That’s it. No surprise charges or hidden fees — just simple, transparent pricing for full service.

 

Can I cancel if I change my mind before the home is listed?
Yes, you can cancel anytime. However, the $500 listing fee is nonrefundable once services like photography, signage, or listing prep have been initiated.

 

Does the listing fee include compensation for the buyer’s agent?
No — buyer agent compensation is not included. We leave that open for negotiation as part of the offer process.
If a buyer submits an offer requesting a commission (e.g., 2.5%–3%), you can accept, counter with a different amount, or offer no compensation at all — it's your decision.

 

Will I get help pricing my home?
Yes — we’ll review market data, comparable sales, and trends to help position your home competitively from the start.

 

Do I need to be available for showings?
Not at all. A lockbox and online showing scheduler make access easy for buyers and flexible for you.
